A crisp, hotel-quality sheet set. Supportive down-alternative pillows. A washed-cotton duvet cover with an all-season down-alternative comforter inside it. And a waterproof, hypoallergenic mattress protector underneath it all.

None of this is optional. Together, they're the foundation of a five-star night's sleep.

If you're designing a guest room for a short-term rental (or out of town guests), keep in mind that bedding quality shows up in reviews more than almost any other category. A worn duvet or a scratchy sheet set will undo an otherwise beautifully designed room. Budget for a full rotation per bed so you can launder and swap between stays, and plan to replace pillows every 18–24 months once they lose their support.

 

Get the Mattress Right

Pro Tip: If your short-term rental property sees high turnover, invest in mattress protectors and washable duvet covers from day one. It's far cheaper to protect a good mattress than to replace one every year.
