4 Short-Term Rental Design & Business Lessons Every Investor Should Know

Building a successful short-term rental isn’t just about design. It’s about strategy, timing, and understanding what actually drives bookings.

At Pink Wall Designs, co-founders Erin and Heather have spent years designing high-performing Airbnbs and boutique stays across North America. Through that process, they’ve learned what separates properties that simply look good from those that consistently book.

In honor of Small Business Day on May 10, we’re sharing four of the most impactful lessons we’ve learned building our design studio and working alongside STR investors.

These lessons apply whether you’re launching your first Airbnb or optimizing an existing rental to increase occupancy and nightly rates.

1. Stop Waiting for “Ready”: Launch Your STR and Improve Over Time

One of the most common mistakes we see is waiting too long to launch.

Perfection delays progress.

When Pink Wall Designs started, things weren’t fully built out. Systems weren’t perfect. But momentum came from taking action, not waiting for the ideal moment.

The same applies to your Airbnb.

STR Design Tip:

Instead of delaying your launch:

  • Start with a strong, strategic design foundation
  • Get your listing live
  • Use guest feedback and performance data to refine

The most successful short-term rentals evolve over time. They aren’t perfect on day one, but they improve quickly because they’re in the market.

A perfect example of this in practice is our design project, White Birch Cabin

White Birch Cabin was launched in 2024 with a solid design strategy, focused on creating a cozy and luxurious feel that perfectly complements the Michigan Lake waterfront views. The property started out strong, as a new build with every little detail from layout, fixtures and finishes thought through with the goal of becoming a top performing short-term rental in the Ellsworth, MI area. Following the launch, they were on track to exceed revenue goals by over $30k in the first year. Post-launch, the owners stayed committed to improving their investment and building on the initial success. They invested in key amenities like a barrel sauna that spoke to their target demographic and added to the overall vibe of the wood cabin, and as a result average daily revenue jumped up 29% compared to the first year!

2. Build the Right Team to Maximize Your STR Investment

No successful short-term rental is built alone.

At Pink Wall Designs, every project involves collaboration within our design team, with contractors and implementation teams on-site, photographers, and of course, clients. That team approach, paired with effective communications, and collaboration is what creates cohesive, high-performing spaces.

For STR investors, trying to manage everything yourself often leads to missed opportunities and slower growth.

STR Strategy Insight:

The most profitable Airbnbs are typically supported by:

  • A designer to optimize layout and guest experience (hey 😉)
  • Reliable contractors for efficient execution
  • Cleaners or property managers to maintain consistency
  • Photographers to capture high-converting listing images

Your short-term rental is a business. And strong businesses are built by strong teams. In the short-term rental space, there are tons of communities you can connect with to support your business journey.

3. Stay Agile: Adapt to Trends and Guest Expectations

The short-term rental market evolves quickly.

Guest expectations change. Design trends shift. Amenities that worked two years ago may no longer stand out today.

One of the biggest advantages you can have as an STR investor is the ability to pivot and learn.

Airbnb Design Strategy:

High-performing rentals stay competitive by:

  • Refreshing design elements over time
  • Updating amenities based on guest demand
  • Monitoring reviews and adjusting accordingly

This doesn’t mean constant renovations. It means making intentional updates that improve the guest experience and keep your listing relevant.

Pro tip: Engage with your guests and pay attention to the reviews!! This enables you to learn from their real experiences and improve with actual insights, not just secondary research.

4. Build Systems to Scale Your Short-Term Rental Business

A short-term rental that relies entirely on you isn’t scalable.

As Pink Wall Designs grew, one of the most important shifts was implementing systems that created consistency across every project. This involved learning from every design project, and every client. We paid attention to what works and special attention when things were a little sticky. We adapted new platforms to manage work internally, and manage client communications, hired new resources to lead different zones of the business, and we constantly streamline our processes, services, and product offerings.

The same principle applies to STR investing.

STR Operations Tip:

To scale efficiently, implement systems such as:

  • Automated guest messaging and check-in instructions
  • Standardized cleaning and turnover processes
  • Repeatable design frameworks for future properties

Strong systems reduce stress, improve the guest experience, and allow you to grow your portfolio without burnout.
