In our latest BnB Boost video—a series where we provide free design advice to short-term rental hosts on YouTube—we’re tackling the transformation of Brad’s screened-in porch in Grand Isle, Louisiana.

Our goal? To create a cozy boho retreat that enhances the stunning waterfront views, delivers an unforgettable guest experience, and ultimately boosts Brad’s rental appeal and nightly rates.

 

Assessing the Current Space

Brad’s rental property is perched on stilts, offering a stunning, open-concept home with a modern kitchen and incredible water views. However, the screened-in porch lacks warmth and cohesion. The existing setup includes outdoor furniture with no clear design direction, yellowed slats due to moisture exposure, and an overall unfinished feel. With the following recommendations, this porch can transform into a standout feature that guests will find both memorable and inviting.

 

Design Vision: A Boho Paradise

To make the most of the waterfront setting, we want to bring the outside in with lush greenery, layered lighting, and warm, inviting textures. Here’s how we’d revamp the space:

1. Greenery & Lighting for Ambiance

  • Install faux greenery across the ceiling to create a lush, natural canopy.
  • Mix in hanging rattan lanterns to make a bold statement and add warm, ambient lighting.

 

2. Comfortable & Stylish Seating Areas

To cater to different guest experiences, we recommend dividing the space into two functional zones:

  • Dining Area: A beautiful wood-toned dining table with new accent chairs to comfortably seat eight guests.
  • Lounge Area: A cozy conversational set featuring throw pillows in navy blue for a pop of color, paired with a fire pit to create a cozy gathering spot, especially for cooler nights.

 

3. Soft, Flowing Curtains for a Whimsical Touch

  • Introduce translucent, airy curtains along the sides of the porch, enhancing the relaxed, breezy feel.
  • These don’t have to fully surround the space but will create a soft, flowing movement when the wind catches them, bringing life to the space.

 

4. Fresh Paint & Textured Rug for Comfort

  • A fresh coat of Chantilly Lace (Benjamin Moore) will brighten the wooden elements, replacing the outdated yellow tint.
  • A woven rattan or textured rug will add warmth underfoot, ensuring comfort for barefoot guests.
