
Elevating a Lakeside Retreat: A Bedroom Re-Design in Napanee, Canada

In our latest YouTube re-design video, we had the pleasure of advising Joanna, who owns a breathtaking lakeside property in Napanee, Ontario, Canada. While her home offers stunning views and a spacious layout perfect for families and groups, the interior design could use a refresh to enhance guest experience, boost occupancy and maximize the average daily rate (ADR).
With a current ADR of $650 and an occupancy rate of around 40%, Joanna was eager to make improvements that would attract more bookings and elevate the comfort of her space. Our focus? Transforming one of her bedrooms into a stylish and functional haven that guests would love!
The Challenges: A Room Lacking Personality
When we first reviewed Joanna’s listing, we noticed that while the property itself had great potential, this bedroom in particular lacked warmth and cohesion. The furniture appeared mismatched and felt more like an afterthought than a purposeful design choice. The bedding, too, was simple and uninviting—missing the luxurious, welcoming touch that makes a short-term rental feel like a high-end getaway.
Additionally, the room had an awkwardly placed window and a structural bump-out that made the layout feel disjointed. Addressing these design challenges was crucial in creating a space that felt polished and inviting.

The Redesign Plan: Style Meets Functionality
To maximize appeal and occupancy, here are our suggestions for this space:
1. Introduce Bunk Beds for More Guests
- Switching to bunk beds would increase the room’s sleeping capacity, making it ideal for families and groups—key target demographics for lakeside rentals.
2. Upgrade the Bedding for a Luxury Feel
- High-quality, crisp white sheets would bring a hotel-like aesthetic, instantly elevating the space.
- Cozy comforters and layered throw pillows would add warmth and personality, using a mix of textures and subtle patterns to create visual interest.
3. Design a Striking Feature Wall
- A deep, rich paint color—Benjamin Moore’s Van Deusen Blue—would anchor the room and create a cozy atmosphere.
- The feature wall behind the bunk beds would serve as the focal point, incorporating complementary patterns and accents to tie the design together.
4. Enhance the Window Treatment for a Seamless Look
- Mounting the curtain rod on the ceiling would elongate the space and help camouflage the awkward window placement.
- Using navy blue curtains with a matching shade or blind would create a cohesive look, blending seamlessly into the feature wall.
5. Select Thoughtful Furnishings
- A sleek, space-saving nightstand would replace the bulky existing piece, making the room feel more open.
- A stylish statement lamp would provide functional lighting while adding a touch of sophistication.
6. Add a Cozy, Oversized Rug
- A large area rug placed under both sets of bunk beds would provide warmth and comfort while preventing tripping hazards—a common concern with smaller rugs in shared sleeping spaces.
The Result: A Welcoming and Functional Retreat
By implementing these design changes, Joanna’s bedroom will transform into a stunning, highly functional space perfect for hosting groups. The upgraded look would not only enhance guest satisfaction but also improve her property’s booking appeal, likely significantly increasing occupancy rates and revenue.
